The company that inspects and documents your mold problem cannot be the same company that removes it. This rule exists to eliminate a direct conflict of interest — a contractor who does both has every financial reason to find more mold than is actually there.


Both the assessor and the remediator must hold active licenses issued by the NYS Department of Labor. You can verify any contractor at labor.ny.gov/licensing. In 2026, enforcement has increased — homeowners who hire unlicensed companies risk voided remediation work and complications when selling their property.

Signs You May Have a Mold Problem

Mold isn't always visible. Some of the worst growth on Long Island hides inside walls, under flooring, and in crawl spaces.

The Mold Remediation Process

A properly conducted mold remediation on Long Island follows five steps:

A Note on Black Mold

Black mold — Stachybotrys chartarum — is the species that generates the most concern, and for good reason. It is associated with serious water damage and linked to respiratory and neurological health effects with sustained exposure.


That said, not every dark-colored mold is Stachybotrys. Lab testing by a licensed assessor is the only reliable way to confirm what you're dealing with. And while black mold is serious, it is also effectively remediable by a properly equipped and licensed contractor.


What it absolutely requires is professional handling. Do not attempt to clean or disturb suspected black mold without professional containment — doing so can spread spores throughout your home and dramatically increase the cost of remediation.
